**Please Note**
Rates posted are general rates and actual quotes may differ determined by
length of stay, season, special events, weeknight/weekend and availability.
Weeknight rates include:
Sunday through Thursday evening stays, excluding Holiday weekends.
Rates Quoted Per Night, Double Occupancy in Rooms with 1 Queen Bed with
Maximum Occupancy of 2 Guests per Room.
For Rooms with 2 Queen Beds, add $40 per Night / per person to the
Base Double Occupancy Rate for the 3rd and or 4th guest.
Rooms with one queen bed will not accommodate more than two guests
and rooms with two queen beds will not accommodate more than a 4th guest.

POLICIES
- Rates Quoted Based on Two (2) Guests/Per Room.
- Queen Rooms Contain One (1) Queen Bed.
- Queen Rooms Have A Maximum Occupancy of Two (2) Guests/Per Room.
- Per our insurance provider, pets are NOT allowed on property although we do have excellent kennel referrals.
- Smoking is NOT permitted in rooms; however, ashtrays are provided upon request for use on the Adirondack chairs in front of your room.
Require a Two (2) Evening Minimum Stay with Guest's Choice of Either:
- (1.) Thursday & Friday,
- (2.) Friday & Saturday,
- (3.) Saturday & Sunday.
- Require Either a Three (3) or Four (4) Evening Minimum Stay Depending on the Holiday.
- Guests May Choose Their Choice of Evenings to Complete the Minimum Requirement.
CANCELLATION POLICY
As a small property with limited availability and short season, we must adhere to a strict cancellation policy. We hope you understand and apologize if it seems harsh. We try to accommodate all potential and repeat guests and it is not fair for those who wish to book to not have that opportunity. If you need to cancel for any reason, you must do so within fourteen days (14) of your reservation arrival date to avoid significant cancellation charges.
Cancellations received by 3 pm (EST) 14 days prior to your arrival will be charged a standard processing fee of $40 per room.
For cancellations within 14 days of arrival, even if your reservation was made during this time period, more significant charges apply which include the cost of your entire reservation / per room charged to your credit card on file. If you should need to cancel, for your records, please cancel both by phone and in writing requesting a cancellation number. There is no refund for an early check-out for any reason.
